Queensland mandates the use of photoelectric smoke alarms, which detect smouldering fires more quickly than other types for all homes sold or leased after Jan 2022.

Alarms must be installed on every level of the home, inside each bedroom, and along main escape routes. They must also all be interconnected by wiring or wireless, so that when one activates, they all do.

Owner occupiers don’t need to meet this until 2027, but we and many other members in the community recommended getting this upgrade.

All smoke alarms must either be hardwired into your home’s electrical system or powered by a non-removable 10-year battery (or a combination).

Who needs to know?

Homeowners

Ensure your property has interconnected photoelectric smoke alarms that are either hardwired to the mains with a backup battery or powered by a 10-year non-removable battery. Installation must cover all levels of your home, every bedroom, and main escape routes.

Tenants

Regularly test your smoke alarms and report any issues immediately. Do not tamper with or disable smoke alarms as it is illegal and dangerous.

Landlords

From 2022, ensure any new or renewed leases comply with the current smoke alarm regulations. This includes maintaining smoke alarms that are less than 10 years old and fully operational.

Real Estate Agents

Make sure all managed and for sale properties comply with the smoke alarm laws. Confirm proper installation and maintenance before any property is sold or new tenant moves in, and keep up-to-date compliance records.

Motorhome Owners

Your mobile homes must also have photoelectric smoke alarms installed, following the same guidelines as stationary homes for safety.

Installation Guidelines

Special requirements apply for stairways, sloping ceilings, and ceilings with exposed beams, detailed in the Building Fire Safety Regulation 2008.
