Pool Safety Inspectors

At DC Smoke, we recognise the critical importance of pool safety and compliance, especially for property managers overseeing multiple properties. Our comprehensive services ensure that all swimming pools under your management not only meet but exceed the stringent requirements set by Queensland law. We specialise in providing Pool Compliance Safety Certificates, adhering to the QLD Legislation to promote safety and compliance throughout your properties.

Does your pool comply?

Queensland’s pool safety standards are designed to protect young children from gaining unsupervised access to the pool—a situation that can be dangerous for most kids. The standard covers such things as the height and strength of barriers, non-climbable zones, gates and their latching requirements and preventing direct access from a building into a pool area.

As a property manager, ensuring pool compliance and registration is critical for avoiding penalties, reducing stress for your client.

POOL COMPLIANCE STANDARDS

Tips on making pools safer

  • Reduce the height of surrounding ground levels and garden beds
  • Oil the gate hinges
  • Trim climbable vegetation and tree branches that are within 900mm of the pool barrier
  • Secure all moveable objects near the pool
  • Adjust the self-closing mechanism or replace the hinges to make the gate self-closing
  • Shield any climbable objects with a non-climbable material such as flat polycarbonate sheeting
  • If branches overhang from an adjacent property, negotiate with your neighbour to remove them
  • Permanently adjust windows that provide access to the pool area so they can’t open more than 100mm (using a window lock alone does not comply)

Understanding Pool Compliance Safety Certificates

Pool Compliance Safety Certificates are essential documents for property managers. They certify that the swimming pool barriers at your properties comply with the safety standards necessary to prevent accidents.

Under QLD legislation, these certificates are required at different intervals: every two years for non-shared pools and annually for shared pools. At DC Smoke, we ensure that your pools are inspected by certified pool safety inspectors who are well-versed in all aspects of pool safety and regulatory compliance.

Legislative requirements for Property Managers

Property Managers must navigate several critical regulations regarding pool safety:

Certificates upon lease

Before leasing a property with a non-shared pool, a current Pool Compliance Safety Certificate must be provided. If a certificate is not available, a Form 36 Notice of no certificate must be issued to the potential buyer or lessee.

Compliance for shared pools

For properties with shared pools, similar regulations apply. A Form 36 must be provided to both the body corporate and the QBCC before completing any property transaction, with the certificate to be obtained within 90 days post-settlement or lease commencement.

The role of certified pool safety inspectors

Our certified pool safety inspectors conduct thorough inspections of your pool areas. These professionals are experts in evaluating the safety and integrity of pool fences, gates, and surrounding barriers to ensure they meet all the requirements of the Pool Safety Certificate Requirements in Queensland.

Upon passing the inspection, our inspectors will issue a Pool Compliance Safety Certificate, providing peace of mind and legal compliance for your managed properties.
