How this legislation affects your other stakeholders

Landlords

Legislation in Queensland dictates that the Landlord is responsible. However, most Landlords either request or expect their Property Manager to look after this compliance.

Learn what obligations you owe as a Landlord towards your properties’ smoke alarms.

Real Estate

The responsibility for complying with the updated smoke alarm compliance falls on property owners, however many owners may be unaware of the rules and put these expectations on their real estate agent.

If you’re an agent, you can utilise our services through our app for all the properties you sell.

Tenants

Tenants have other responsibilities in maintaining alarms. This includes having your property be accessible and available for smoke alarm service appointments. Tenants can also access a troubleshooting guide via our website.

If you’re a tenant, find out what you need to know.

Property Sellers

Property sellers must lodge a ‘form 24’ stating smoke alarm requirements have been met on the day of the initial sales contract.

All the smoke alarms must be cleaned and inspected at least within one month of the purchase.

Future-proofing QLD homes

Smoke alarm compliance gives your tenants and their neighbours enhanced safety, that can save lives.

23% of Queenslanders in 2023 had smoke alarms that were non-operational.

Only 60% of rental properties had interconnected smoke alarms installed in 2023.

Fines apply for
non-compliance

In addition, non-compliant properties run the risk of not being covered by insurance companies.

Enhance safety for your tenants

Any dwellings sold, leased or existing leases being renewed from Jan 1, 2022, must meet these requirements:
1
Interconnected AS 3786.2014 standard photoelectric alarms in every bedroom and hallway, on every storey.
2
They must work when tested and be hardwired or have a non-removable 10 year battery.
3
Alarms must be no older than 10-years-old from when they were manufactured.
